Dressed2Sell has a close relationship with Milestone Residential Estate Agents in Teddington, having worked on a number of properties on their books, ranging from one bedroom flats to six bedroom detached houses.

Milestones came to us with an interesting brief, regarding a client who owned a small block of premium one and two bedroom apartments, many of which were rented out. As apartments became free, the client wished to sell them and wisely invested in home staging to bring empty spaces to life and present aspirational, but homely room sets to attract potential buyers.

To this end, Dressed2Sell staged two show flats – a one bedroom and a two bedroom – in the block. One was completely empty and the other had minimal, dowdy furniture.

The apartments had excellent travel access into London, and were targeted at young professional couples. For the two bedroom flat, we wanted to create the feeling of a sophisticated apartment in Milan, and for the one bedroom flat, our aim was to capture the fresh, airy look of a condo that we had seen in Venice Beach.

Designed to look stylish online, the two staged flats were highly successful in driving viewings, and when potential buyers visited, the aspirational feel was continued with details such as premium food and drink products in the kitchen, luxury cosmetics and designer clothes and shoes in the closets.

As all the apartments in the block were almost identical in layout, when the show flats sold, the entire “staged look” was moved to another empty apartment. With fresh paint and carpet, the winning formula was then repeated. At Dressed2Sell, we always purchase, rather than hire furniture and accessories, and the client’s investment in these assets worked beautifully across several properties in the block. We charged an initial fee for the concept designs, project management and staging for the first two flats, and thereafter a scaled down fee for recreating the looks in subsequent apartments.
