This was a refurbishment and staging project in Balham, South West London.
The following work was completed – Installation of a new kitchen and a new bathroom. Windows were repaired and painted. Electrical work was carried out including replacing all switches and sockets. All brass door furniture was replaced with chrome. The flat was fully re-decorated and new flooring was fitted throughout. I was able to include some creative upcycling to bring the project in under budget. The project took place between October and December 2019.
I project managed a team of trades including, builders, kitchen and bathroom fitters, decorators, electricians and flooring fitters. I cleared out two attic spaces making sure all re-usable items went to a charity shop. I arranged to skip hire and additional rubbish removal.
As the client had some furniture in the property that I could re-purpose I recommended that the most cost-effective solution for dressing the property would be for the client to purchase a few additional items of furniture and hire accessories from Property Reviver. The property was therefore dressed using the client’s beds, dining chairs and a few other items that I was able to incorporate into the project. I upcycled one of the beds and the dining chairs by painting them. I made a bespoke headboard using a secondhand headboard that I picked up for £15 and a remnant of material that I picked up for £8. I made some budget artwork for one of the bedrooms using a scrap of wallpaper leftover from wallpapering the wall behind the shelves in the living room. A few items of furniture were purchased on behalf of the client and all accessories were hired from Property Reviver.
Prior to purchasing items for this project I created a moodboard for the client to give him an idea of the ‘look and feel’ of the design scheme I had chosen.
The fitted shelving unit in the lounge/dining area had a dated look about it and I knew I needed to either remove it or make a feature of it. I decided to make a feature of it by wallpapering the wall behind the shelves and dressing the shelves. I had the shelving units painted and replaced the handles on the doors.
When I did the reveal, my client was delighted with the results and this is what he said on a short video testimonial:

My initial quotation was £30,100 and I came in just under budget at £29,050. The property was valued at £425,000 prior to the refurbishment. The first person to view this property made an offer of £470,000.
